Am I required to make my property available to Section 8?
No, home owners are not required to make their properties available to section 8 or voucher programs, in Texas. -
Are you licensed?
Yes, we’ve been licensed since 2017 and registered with TREC in accordance with the State of Texas law. -
Do you personally own investment properties?
The TPMP executive team personally owns and has bought and sold several single family investment properties from Austin to Houston. -
Do you manage Associations? ie, HOA’s
No, we’re strictly focused on single family homes and multi-family buildings that do not require onsite management. -
What makes your company different?
At TPMP we were early adopters of the NARPM accounting standards and over the last year we’ve worked with various industry leaders across the US to develop NARPM operational standards. Developing this hierarchy of insight we’re propelling the industry to data validated undeniable value creation.

What does full service Property Management mean?
Full-service property management means all items involved in managing property are handled by us, including leasing, maintenance and rent collection. This provides a “hands off” experience for the owner, and can turn investment property into truly passive income. -
What is your fee structure?
We strive to be transparent and up-front about our fees which is why we offer a fee sheet within the management agreement. Fees (other than the flat rate monthly management fee) are charged only for out-of-the-ordinary events. We pride ourselves in being one of the only management companies that utilize a pay for performance model and race to value mentality. -
Do you charge during vacancy?
No, as current owner investors we’ve combined the two most common fee structures of percentage and flat based models to make sure we add as much value to our clients as possible. -
What if I don’t want to rent out my house while I’m out of state for an extended period of time?
No problem. We understand clients sometimes get contracts for extended periods and not everyone wants people living in their homes. We offer everyone an Extended Leave Program or (ELP) where we walk your property monthly, take pictures and report anything that may need to be addressed. -
Can you put the money directly into my account?
Yes, direct deposit information is collected during the onboarding process. -
Do you sell real estate too?
Yes, our licensed professionals are able to help you buy and sell real estate. -
How and when do I get my checks?
Our distribution date is on the 10th of the month. If that day falls on a weekend we often send the funds earlier. -
How is rent collection handled?
We offer our residents a variety of options such as pay near me but most of our residents pay electronically through our resident portal. -
How long of a lease do you sign?
Our typical leases often range between 12-24 months. If you have a unique circumstance just let us know and we’ll do what we can to help accommodate. -
How much security deposit do you charge the tenant?
We collect one month's rent for security deposits. -
How soon can you start managing my property?
Upon execution of our management agreement we can be at the property within 24 hours. -
What type of reports do I get and how often?
Financial statements are uploaded to the owner portal on a monthly basis. Annual statements are uploaded by the end of the year and 1099’s are mailed to the address on file and uploaded by our CPA by the end of January. -
Who holds the tenant security deposit?
Security deposits are held in a trust account by the property management company. -
