Can you hold a place before I apply?
No, however we can hold a property for a prospective resident that has been screened and approved by our leasing team. Upon approval we require a month's rent to be sent as a hold deposit and should you change your mind before move-in the deposit will be returned less a daily fee for holding the home off the market. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
No, a first month's rent and security deposit are due prior to move-in. The security deposit is held in a trust account on your behalf and you are responsible to complete the terms of service. -
Do you accept section 8 (AKA housing assistance, AKA vouchers)
We accept vouchers at select properties; please check the listing description of the specific property you are interested in. -
How old do you have to be to apply?
The State of Texas requires all persons to be 18 years of age or older to enter into a contract. -
Is the deposit refundable?
Yes, a full refund will be returned as long as the condition of the home is deemed rent ready by our maintenance and leasing teams. In some instances a resident can have deductions to their deposit should the home need repairs caused during tenancy. -
Who needs a cosigner?
Residents with zero or no credit can be asked to have a cosigner but all other requirements must be met. -
You have a property I want to rent. How do I apply?
Every home on our website under the available homes tab has a unique link to the property and anyone interested can click the “Apply Online” to get started. -
How do I pay rent?
Every resident will get private access to a portal. Within the portal you will be able to set up your banking information to complete ACH payments for rent. -
I want to get a pet. What should I do?
First you will need to let your property manager know. Most owners do allow pets however, you’ll need to set up a new pet profile in your pet screening account that you set up during onboarding. Follow the prompts, pay any dues and enjoy your new pet. -
I want to move out, but my roommate wants to stay. What should I do?
First you will need to let your property manager know. After that, they’ll reach out to you and discuss options. -
My lease expiration is coming and I want to move out. What should I do?
Our company policy is to reach out to residents within 90 days of lease termination to determine a resident's intent to renew the lease or leave the home. Should a resident wish to vacate the property a minimum of 30 days notice is required in order to avoid any penalties prior to the lease end date. -
Who is responsible for paying for repairs & maintenance requests?
While maintenance requests can be made through your online portal, our team will reach out to the owner of the property on your behalf to try and have the issue resolved with the owner. However, the owner is only responsible to maintain structural issues or other items that deem a home habitable and not due to a resident's negligence. -
Is rent pro-rated if I move in mid-month?
Yes, rents are prorated to the date of move-in. -
What utilities do I have to pay?
The resident is responsible for all utilities (electric, water and gas) unless otherwise specified.
